By booking a stay, you acknowledge and agree to comply with all House Rules and Policies outlined below. Guests are responsible for their actions and the actions of all members of their party during the stay. Small Stays and the property owner are not liable for accidents, injuries, damages, or losses, and use of amenities is at your own risk. Failure to follow these policies may result in additional charges, fines, or removal from the property without a refund.

By booking a reservation, you confirm that you are at least 21 years of age, will remain an occupant at the property for the entire duration of your stay, and agree to complete any additional ID verification screening through our third-party partner, Truvi.
Guests may not sublease the property, create duplicate listings, or otherwise offer the property to third parties. Any such activity is strictly prohibited and will result in immediate termination of your reservation without a refund and removal of the property.

There is 1 security camera installed at the exterior entrance of the unit, monitoring activity 24/7. Any blocking, disconnecting, or tampering with this device will result in immediate termination of your reservation without a refund.
Parties are strictly prohibited in or around the property or premises. Any discovery of such activity will result in a $1000 fine.
Any damages, costs, or fines incurred by an unapproved party, or levied on Small Stays by the property owner, management, and/or authorities, will be the sole responsibility of the guest(s) listed on the reservation.
We want you to enjoy your stay, have fun and create memories! Just remember you have surrounding neighbors. Quiet hours are enforced from 10pm-8am.
Noise violators will only receive 1 warning. A second offense will result in a $500 fine.
Smoking is strictly prohibited inside the property. Smoking and/or vaping must be consumed outside the property. Any discovery of such activity inside the property will result in a $500 fine.
Illegal drugs, firearms, explosives, fireworks, open flames (including candles or incense), and hazardous materials are strictly prohibited in or around the property or premises. Any discovery of such activity will result in a $1000 fine.
Wi-Fi is provided for guest convenience. The use of the internet for illegal activities, including but not limited to pirating content or accessing illicit materials, is strictly prohibited.
Streaming services are included and available for your enjoyment during your stay.
We kindly ask that you remove your shoes while inside the property.
Unfortunately, we do not allow packages or mail to be sent to the address you’re staying at. We recommend finding a local FedEx or UPS.

Upon arrival, if you find the property is not cleaned to your standards or discover any amenities or appliances defective, please notify us immediately.
The cleaning fee, charged upfront and included in the total reservation cost, covers standard cleaning. If additional cleaning is required during or after your stay due to the property’s condition, extra fees will apply. Any additional charges will be communicated in advance and requested for payment via invoice.
If you choose to eat in other common areas other than the kitchen or at a table, any damage incurred will be the sole responsibility of the registered guest(s).
Please keep all furniture and décor in their designated places. Please do not rearrange any items. If you move something, please put it back.

Amenities such as the pool, hot tub, gym, on-site laundry, etc., may be unavailable due to maintenance, repair, or other reasons at the sole discretion of the property management and/or owner. All guests acknowledge that Small Stays does not control the availability of these amenities, and guests are not entitled to refunds or discounts based on their availability or functionality.
Use of the on-site laundry facilities is entirely at the guest’s own discretion. Small Stays is not responsible for any issues that may arise, including machine malfunctions, loss of funds, or damage to personal items or linens. Guests are encouraged to follow all posted instructions and exercise caution while using the facilities.
We understand the importance of providing a pest-free environment for our guests, and we take every possible measure to ensure that our homes are free of pests. However, despite our efforts, we cannot guarantee that your unit will be completely pest-free.
If you find pests in your unit during your stay, please let us know immediately so that we can take appropriate action. We do not provide refunds for pest-related issues.
Everything in the home is inventoried. You will be charged for any missing or damaged items. By booking a reservation, you agree to promptly report any issues during your stay to Small Stays LLC. Failure to report such issues in a timely manner may result in additional fees.
We reserve the right to inspect the property and arrange repairs or replacements. If damage is due to misuse, negligence, or delayed reporting, the registered guest(s) will be held responsible for the associated costs.
Minors under the age of 18 must be accompanied and under the supervision of an adult and/or guardian (21+) at all times.
The guardian and/or registered guest is responsible for the minor’s safety and well-being throughout the stay, including any damages, injuries, liabilities, conduct, and compliance with all rules and regulations.
The total number of people on the property, including visitors, must not exceed [number of guests]. Minors under 18 are excluded from this count. Please do not exceed the maximum occupancy.
You are welcome to have visitors during your stay; however, any damages or costs incurred by non-registered guests will be the sole responsibility of the registered guest(s).
If you wish to accommodate an overnight guest, please contact us in advance. Extra guest fees apply and will be requested for payment via invoice. Payment is required within 1 hour of the request. If payment is not received within this timeframe, your request will be cancelled.
Failure to disclose extra guests will result in a $150 daily charge per person, charged to the registered guest(s).
In the event of an emergency or an urgently necessary situation that requires the maintenance or repair of the property, addressing a safety issue, or complying with local state or federal law, Small Stays or the property management may enter the property without notice.
In all other situations, Small Stays or property management will seek and receive permission from the guest before entering the unit.
Guests are responsible for collecting all belongings before checkout. We are not liable for items left behind. If you believe you have left something behind, please contact us.
If an item is found by our cleaning staff, we will notify the individual listed on the reservation.
Guests are responsible for all costs related to returning items [packaging, shipping, etc.] Small Stays is not liable for any lost or undelivered packages or mail.
Guests are responsible for any fines, damages, or additional costs incurred during their stay. The cost of repairs or replacements will be determined by Small Stays. Any charges will be communicated in advance and requested for payment via invoice.
Small Stays reserves the right, at our sole discretion, to terminate a guest(s) reservation at any time, without warning, for violation of any rules outlined herein or for any conduct deemed inappropriate or inconsistent with our policies, Airbnb’s terms, or local laws, without a refund.
We understand the importance of providing a safe and comfortable environment for our guests and take all possible measures to achieve this. However, despite our efforts, we cannot guarantee or control external factors such as stray animals or local transients in the area. We do not issue refunds or discounts related to these matters.
